Housing preferences will be used as part of the leasing lottery. They are: wheelchair/mobility users, veterans, and people living or working in Monmouth, Ocean, and Mercer Counties (Region 4). Please see the full pre-application for more information, instructions and submission details. This is a Low-Income Housing Tax Credit property subject to income and rent restrictions. All pre-applicants should only use our approved pre-application form for this site and return it to our leasing office by the deadline.

Our leasing lottery will be on Thursday, April 23, 2026, starting at 10 a.m. in the Wall Township Municipal Building located at 2700 Allaire Road, Wall, NJ, 07719. Attendees should arrive 15-30 mins before the start time. Pre-applicants are not required to attend, nor will attendance impact the lottery outcome.

A last call will be made for hand-delivered pre-applications at the lottery site before the lottery begins. The lottery result does not guarantee anyone a unit, as all applicants must be income-qualified, pass background/credit checks, and be interviewed for a unit. The leasing lottery creates a waitlist for orderly consideration. Our staff will only contact those under consideration.

Applicants with incomes under the maximum incomes below are encouraged to apply. 

Minimum Income: 1 Bedroom: $23,000; 2-Bedroom $25,000; 3-Bedroom $27,000.


NJ Transit provides fixed-route bus transportation and AccessLink services in Monmouth County. The closest bus stop is less than a mile away at the intersection of Wyckoff Road and New Jersey State Route 33.  Monmouth County Division of Transportation provides a variety of demand-responsive transportation services, including the Shared Ride, medical, dialysis, and veterans.  The programs are described individually here.

Our complex is also located six miles from Bradley Beach Station, which is served by NJ Transit’s North Jersey Coast Line.  The nearest hospital is Hackensack Meridian Health (HMH) Jersey Shore University Medical Center, five miles away in Neptune.

These apartments are located in a mixed-use neighborhood in northern Wall Township. All shopping, services, and recreational amenities are located within a relatively short distance. Highway access and public transportation are also located within reasonable distances, providing tenants with transportation options.
